Sandy Point & Neptune Beach
Original 1921 Neptune Beach Plat
Neptune Beach is located in the NW corner of the Lummi Indian Reservation, and include both waterfront and the headlands just North of Sandy Point. Neptune Beach has its own water system, and uses Lummi Sewer, PSE, and Comcast. There is no gas line, but propane is available. It was originally platted in 1921, with an additional platted in 1925. The area of "Reserve B" (in the 1925 Plat, below) has been been developed at much later dates. Property ownership is "Fee Simple" (deeded ownership, not leased land). Some of the original plat history is included, below. More details are available on the History page.
Neptune Beach - if you are considering living here:
Neptune Beach has its own well and water supply, however not all homes are served by the system. Water quality in the system is predictable , however hookups (if available) will need to be determined. Sewer will be either Lummi Water & Sewer, or a septic system, if it is allowed. Some parcels do have their own wells and septic systems, while others may have a well and be served by the Lummi Sewer system. If a parcel has neither a well nor hook-up to the system, assuming that a well could be drilled will need to be balanced against the location of nearby septic systems ("well protection radius" will need to be considered). Any building permits will be obtained solely from Whatcom County Buildings and Codes.
Questions to ask:
For a House;
Is it on a well?
Is it on a Septic System or on Lummi Sewer?
Are there any issues with bulkhead/beach frontage?
Is it in a Flood Zone?
For a Lot;
Does it have a water supply?
Is there sewer available or is Septic allowed?
Are there any issues with bulkhead/beach frontage?
Is it in a Flood Zone?
Are there any issues with getting a building permit?
What is the offset to the road, or beach?
